What are the advantages of the Flat Rate MLS program?

No contracts, no wondering if your agent is doing their job. You control the listing information. Listing information can be changed at any time up to 6 times at no charge. It lists in the same major mls system that traditional realtors use. You can offer commissions to other real estate buyers agents for them to bring you their clients. You save the listing brokers commission of 3 to 4% and if you sell it yourself then you save the entire 6 or 7% commission. It is very simple and easy.

What are the Disadvantages of the MLS Flat Fee Program?

we don't do open houses and we don't set the price of your house and while most listing agents don't have to show their listings very often compared to buyers agents we do not show your house for you. But remember that if you do these on your own then you save about $6,000 to $8,000 on a $200,000 house.

The power of the MLS is that is literally shows up everywhere related to real estate online. That is huge compared to just a local newspaper. The mls shows up on major sites like Reltor.com, Yahooo Real Estate and Google to name a very small few. You will get exposure.

Are there any more hidden costs that I need to know about?

Do you have a monthly program?

Yes, we do have a monthly program. The initial cost is $125 and then it is $99 per month. You can cancel this at any time. The other programs automatically run for 6 months.

I know that I save by not having to pay a listing agent either 3 or 4% but do I still need to pay the agent that brings other buyers to my house?

This is being called the best for sale by owner program available except we don't give you the yard sign. You have to get that on your own. The exposure is what will sell your house. Those that list their house in the mls sell it some 60% faster on average.

Do you give me the necessary contracts to sell my house?

Yes, we do offer contracts if you need them.

If I want to relist my house after 6 months because I purposely started with a really high price. Do I Get a discount for the second listing?

Yes we offer 30% discount for any relists that we have done business with in the past. Simply contact us for the discount.

How long does it take to sell a house?

It really depends on the current market conditions. Some sell it as soon as it lists just about and others it can take some time. Part of it will be demand in your area and part of it the price that you are asking.
